Terms and conditions
Please read the House Rules before booking your stay
1. Payment Schedule
1a. Booking deposit
A non-refundable booking deposit equal to 20% of the total booking value is required to secure your reservation. The booking deposit will be deducted from the total cost of your stay, with the remaining balance and any applicable damage deposit due 30 days before your arrival date. Your booking will not be confirmed until the deposit has been received. As the reserved dates are removed from availability and may not be rebooked, the booking deposit is non-refundable and non-transferable in the event of cancellation by the guest. The deposit amount will be clearly shown on your quote and booking confirmation.
1b. Refundable Damage Deposit
A refundable damage deposit of £300 is required for all bookings. The damage deposit is payable at the same time as the final balance payment, which is due 30 days before your arrival date. The deposit is held as security against any damage, breakages, excessive cleaning requirements, missing items, breaches of the booking terms, or other costs incurred during your stay. Where the damage deposit is paid by Stripe, any refund due will be returned to the same payment card used to make the deposit. If the damage deposit is paid by bank transfer (BACS), guests will be required to provide their bank account details after their stay to enable the refund to be processed. Subject to a satisfactory property inspection following departure, the deposit will be refunded within 7 days of check-out. Any deductions considered necessary will be supported by evidence and communicated to the lead guest before the refund is processed.
1c. Final payment
The remaining balance for your stay, together with the £300 refundable damage deposit, is due 30 days before your arrival date. A reminder may be sent before the due date; however, it remains the guest’s responsibility to ensure payment is made on time. If the final balance is not received by the due date, we reserve the right to treat the booking as cancelled and retain any booking deposit already paid. Access details and check-in information will be provided once all outstanding balances have been received in full.
